What the Law Says

Law 07/03 concerning the revision of rent for residential leases allows the landlord and tenant to freely agree on the rent amount and its revision in the contract (remember that a lease contract is mandatory).

However, the increase in rent is limited to 8% for residential leases. Also, its periodicity is limited to 3 years. In other words, the landlord can increase the rent every 3 years.

A Necessity : Rental Yield

The challenge for you as a property owner is to maximize the rental yield (the ratio between the rent you receive after deducting expenses - taxes, maintenance fees, etc. - and the purchase amount) while minimizing the vacancy duration (the period during which the property will not be rented).

Therefore, it will be necessary to set a rental price that finds the right balance, as too high a rent will lead to significant tenant turnover. Conversely, a rent lower than the market rate will be detrimental to your investment.

Criteria to Consider When Setting the Rent Price

The location of your property will naturally influence the rent amount. In which neighborhood is it located? What are the amenities nearby? Is it on a busy axis or, on the contrary, more calm? Will you offer your property empty or furnished? Generally, furnished apartments or houses rent for more than those offered unfurnished. Each of the two options offers advantages and disadvantages.

It is sometimes easier to find tenants by offering a furnished property and, as mentioned earlier, the rent will be higher. Often, these rentals are short-term, and maintenance is more expensive. Unfurnished rental generally offers much more limited tenant turnover.

9 . Duration of the Contract
